Terms and Conditions

These terms describe how we work, what you can expect from us and what we ask from you in return.
Throughout this page, "we," "us," and "our" refer to The Haus Keepers LLC, a Colorado limited liability company. "Site" refers to thehauskeepers.com. By using our site, requesting a quote or booking a service, you agree to these terms.
1. Use of the site and the information you provide.
By using our site or booking a service, you agree to provide accurate, complete and honest information. We use the information you provide to:
- Contact you about your service request
- Provide quotes and personalized recommendations
- Send service confirmations, reminders and updates
- Share occasional promotional offers if you have opted in
Your personal information is handled according to our Privacy Policy. We will not sell or share your information without your consent, except where required by law.
2. SMS messaging and consent.
By providing your phone number and opting in, you consent to receive SMS messages from us related to:
- Service confirmations and reminders
- Scheduling updates or changes
- Customer support follow-ups
- Promotional messages (if you opted in to marketing texts)
Message frequency may vary. Standard message and data rates may apply. You may opt out at any time by replying STOP to any of our text messages. Reply HELP for assistance. You may also contact us directly at 720-499-0700 or hello@thehauskeepers.com.
3. Quotes, pricing and adjustments.
3.1 How quotes work
Each home is custom-quoted based on bedrooms, bathrooms, square footage and condition. The price you see on the booking page is the flat rate you pay each visit at that scope. Pricing does not change based on how long the clean takes.
3.2 When pricing may be adjusted
Final pricing may be adjusted if any of the following are different from what was provided at booking:
- Actual square footage exceeds the booked square footage
- Number of bedrooms or bathrooms exceeds the booking
- Home condition is materially heavier than disclosed (extreme buildup, hoarding-level clutter, biohazards, pet damage beyond normal)
- You request additional services or add-ons at the time of service
If we arrive and the scope is significantly heavier than booked, we will contact you before starting and explain the price difference. You may approve the updated quote, reduce the scope to fit the original booking or reschedule.
3.3 Accurate home information
You agree to provide accurate home details, square footage, condition information, access instructions and contact information so we can quote and schedule accurately.
3.4 Skipped appointments and frequency pricing
Your flat rate is tied to the frequency of your recurring service. Weekly cleans cost less per visit than biweekly cleans, which cost less per visit than monthly cleans. The home has accumulated less buildup between visits.
If you skip an appointment in your recurring schedule, the next appointment is priced at the next-frequency rate to reflect the actual time elapsed between cleans. For example:
- If you are biweekly and skip one appointment, the next clean is four weeks after the last completed clean and is priced at the monthly rate.
- If you are weekly and skip one appointment, the next clean is two weeks after the last completed clean and is priced at the biweekly rate.
After the adjusted clean is completed, your regular recurring schedule and pricing resume. A skip is a one-time pause and resume. If you want to permanently change your cleaning frequency, contact us and we will update your recurring booking.
4. Home access and entry.
You agree to ensure your home is accessible at the time of service. We reserve the right to reschedule or cancel a service if any of the following prevent us from working safely:
- The home is locked or otherwise inaccessible
- Unsafe or unsanitary conditions are present
- Pets prevent safe service
- Address or entry instructions provided at booking are incorrect
A lockout or inability-to-access situation may be treated as a same-day cancellation under section 6.
5. Re-Clean Guarantee.
If something is missed or below our standard, we will come back and make it right. No fee. No argument.
5.1 How to request a Re-Clean
Contact us within 24 hours by text at 720-499-0700, by phone at 720-499-0700 or by email at hello@thehauskeepers.com. We will schedule the Re-Clean appointment based on availability.
5.2 What the Re-Clean covers
A Re-Clean applies only to items or areas that were included in your original service. We may decline a Re-Clean if:
- The home was not in a reasonably maintained condition during the original service
- New mess, activity or buildup has occurred since the service
- The area in question was not part of the booked service scope
- The concern is preference-based rather than a missed task
If you want to expand your service scope on a recurring basis, contact us and we will adjust your booking.
6. Cancellation and rescheduling.
Plans change. We get it. We hold a permanent slot on a cleaner's route for every recurring client. The timing of a cancellation affects whether that slot can be filled by someone else.
Cancellation timing
- More than 48 hours notice: no fee
- 24 to 48 hours notice: 25% of the service fee
- Less than 24 hours notice: 100% of the service fee
6.1 Rescheduling
Rescheduling follows the same timing. A reschedule requested more than 48 hours in advance is free. A reschedule requested inside 48 hours follows the cancellation fee schedule above. We do our best to find a new time that works for both you and your cleaner.
6.2 Lockouts and same-day access issues
If we arrive at the scheduled time and cannot access the home (locked door, no key, wrong access code, pet preventing entry), this counts as a same-day cancellation and the 100% fee applies. To avoid this, confirm your access instructions the day before.
7. Payment terms.
A valid card on file is required to book service. Payment is charged at the time of service.
We accept credit and debit cards only. We do not accept cash, checks, payment apps (Venmo, Zelle, Cash App, PayPal) or any other payment method. This protects both you and our team and keeps the financial side of every visit consistent and trackable.
Unpaid balances may result in service suspension and may be sent to collections after 30 days.
7.1 Tipping
Tips are not expected. They are appreciated and go 100% to your cleaner. If you'd like to tip, you may add it to your card on file at checkout, hand cash directly to your cleaner or send it through your client portal.
7.2 Pricing changes for recurring clients
From time to time we adjust our pricing to reflect changes in the cost of living, the cost of supplies, or shifts in the market. When this happens, recurring clients receive 30 days written notice before the new pricing takes effect. The notice is sent to the email and phone number on file.
If you do not wish to continue at the new rate, you may cancel recurring service without penalty before the new rate takes effect.
8. Safety and working conditions.
To keep our cleaners safe and our service consistent, we will not:
- Lift heavy furniture or appliances
- Climb above a 2-step ladder
- Handle biohazards, including human or animal waste outside normal pet care areas
- Clean exterior windows higher than ground level
- Remove mold, hazardous materials or pest infestations
- Continue work in unsafe, threatening or abusive environments
If a home or situation creates a safety risk for our cleaners, we may end the service immediately. The full cleaning fee applies in these cases.
8.1 Pets
Pets are welcome. Our cleaners are trained to work around dogs, cats and other household animals with care.
At booking, please tell us:
- What pets live in the home and where they are during the day
- Whether any pets should be crated, gated or kept in a specific room during the clean
- Any pet that is reactive, anxious around strangers or has bitten before
If a pet is aggressive or makes safe service impossible, we will pause the visit and contact you. A pet-related lockout follows the same-day cancellation terms in section 6.
9. Valuables, fragile items and damage.
Our team is insured, background-checked and trained to handle the homes we clean with care. To help your cleaner do their best work, we ask one thing: put away the irreplaceable.
That means cash, jewelry, important documents, one-of-a-kind heirlooms and any item with significant sentimental value should be stored before your scheduled service. Not because we expect a problem. Peace of mind on both sides starts with the irreplaceable being in a known, safe spot.
For fragile items that stay out, like art, antiques, glassware and ceramics, tell us about them when you book. Your cleaner will treat them with extra care.
9.1 If something is damaged
If your cleaner breaks or damages something during a service, they will tell you immediately, the same visit. We do not hide accidents and we do not wait to see if you notice.
We carry insurance for accidental damage caused by our team. To file a damage claim, contact us within 24 hours of the service and we will work with you on a resolution that fits the situation.
10. Photos: documentation and marketing.
Photography is part of how we run a careful, professional service and how we share what good looks like.
10.1 Documentation photos
Your cleaner takes before-and-after photos of the spaces they clean. These photos are used internally for:
- Quality control and confirming completed work
- Documentation if a damage claim or Re-Clean is requested
- Training and feedback within our team
Documentation photos are stored privately. They are not shared with anyone outside our team.
10.2 Marketing photos
By booking with us, you grant The Haus Keepers permission to use before-and-after photos of your home for marketing purposes, including social media, our website, advertising and printed materials.
Marketing photos follow these rules:
- No identifying details (no addresses, no street views, no exterior shots that identify your home)
- No family photos, personal photos or framed names in the shot
- No personal documents, mail or items with identifying information visible
- No people, including you, your family or your pets, unless you specifically request to be included
10.3 Opting out of marketing photos
If you prefer that photos of your home not be used in marketing, contact us at any time. Your opt-out applies from that point forward and to any previously taken photos that have not yet been published.
Documentation photos (section 10.1) continue regardless of marketing opt-out status. They are part of how we run a quality service.
11. Holiday scheduling.
When a scheduled clean falls on or near a federal holiday, we reach out proactively to reschedule. You are not on the hook to remember the holiday or to start the conversation.
We respect federal holidays as well as the major cultural holidays our team observes. Specific dates and rescheduling options are communicated by text and email two to three weeks in advance.
12. Arrival window.
We provide a 1-hour arrival window for every appointment rather than an exact time. The window accounts for traffic, weather and the home before yours running longer than expected.
Your cleaner will text you when they are on the way and again when they arrive. If we are running outside the 1-hour window, we will contact you and let you know.
13. Promotions, gift cards and referrals.
From time to time we run promotional offers and credit programs. Specific offer terms apply to each promotion. See our Promotion Terms for the structural rules that apply to any promotional code or credit.
Gift cards do not expire. Gift cards are not redeemable for cash.
Referral credits are issued when a referred client books and completes a service. See the booking portal for the current referral terms.
14. What we do not do.
To be clear about scope, we do not currently offer:
- Commercial or office cleaning
- Laundry services (washing, drying or folding outside of bed linens that are visible and ready)
- Carpet shampooing or steam cleaning
- Exterior window cleaning
- Post-construction debris removal
- Hoarding remediation
If you need a service we don't provide, we are happy to refer you to a trusted partner.
15. Changes to these terms.
We may update these terms at any time. Updated terms will be posted on this page with a new last-updated date. Continued use of our site or services after a change means you accept the updated terms.
16. Governing law and disputes.
These terms are governed by the laws of the State of Colorado. Any disputes will be resolved in the appropriate courts of Denver, Colorado.
